I'm in the Chicago market and have noticed, like many people already have, that funding for fix & flips and rehabs is harder to come by amidst Covid-19.

I know of a couple hard money lenders that are still lending in these times but I'm always looking to expand my relationships with lenders. 

What are some good hard money lenders that you guys and girls have used in the past and are still lending and are eager to lend?

What’s the best CRM software that you guys recommend using? I’m pretty new to the business and would like a way to stay organized that is simple and easy to use but still tracks all the information I need.

I have no intention on screwing anyone which is why I’m doing my due diligence and making sure I know what I’m getting into. I have actually thought about getting my brokers license and with this new law, it might just be easier to do that than to be having to deal with a realtor all the time.

A licensed realtor is not needed to make wholesale deals. It is only needed to market the property, that has to be done by a licensed realtor but I have partnerships with a couple of them so that’s no problem.

I want to get into wholesaling pre-foreclosures because there are a ton here in my city (Chicago).

What are some things I should keep in mind when dealing with these kinds of deals ? I know they’re a bit different than dealing with regular wholesale deals.
