I’m located in Chicago, IL and want to do my first deal. I’ve been doing a lot of research on hard money lenders but have not decided with one.

I recently bought a 2-flat with a large basement that I am considering turning to a legal unit. This is my first property and have no experience with the process of zoning and dealing with the city. Anyone out there with experience in this type of thing? Would it be worth it and what time frame am I looking at on average?

I’m working on my first property that my father and I bought. We’re having trouble finding good help that can do some labor jobs for us. What are some good websites or resources that you guys use to find good labor relatively fast ?

Hi Kevin, I have been looking to secure funds to rehab a property here in Chicago.

Purchase price: $85,000

Rehab budget: $90,000

After Repair Value: $280,000

Number of flips completed in last 36 months: ZERO, but my dad and I work construction and have a lot of experience and plan on doing the majority of the work
