thanks @Al Neal I'm esearching the south redford area right now, I'm planning on driving the area and also putingt a direct mail campaign to that area. My friend/investor mentor @Philip Jones buys and holds property in detroit. sfr 3/1 or  3/2

I plan on going to my 1st REIA meeting on Aug 21, I'm hoping I can meet some investors/wholesalers who wont mind mentoring me. Thanks for the advice @Jessica H.

I haven't spoke to any realtors yet but I plan to. @Anil Samuel I know a few contractors, just waiting to work out a possible time to meet with them and explain what I'm doing.

I have read tons of posts and blogs bout wholesaling and i'm trying to gain as much knowledge as i can before I secure my first deal but I also don't want to be in the same position i am now a month or two later.

But since I'm a newbie one of my major concerns is the ARV and how i can be as accurate as possible without having a background in rehabbing. I want to be successful and I know the quickest way to get a bad rep is to give a terrible estimates on the rehab of any deal i get under contract.

I hope i can find a wholesale mentor in my area that wouldn't mind steering in the right direction, but i also know i have to be of some value for a person to lend me their time and knowledge.

You guys input on this topic would be greatly appreciated!

I was leaning towards absentee owners and possibly section 8 home owners. I'm not sure if I will face a lot of difficulty trying to achieve this. @Russell Ponce
