Thanks @Bradley Benski I'm still looking for deals everyday and hopefully I find some for my  mentor and maybe some I can wholesale to cash buyers.

This is my 2nd time making a post about wholesaling, the 1st time  I let fear and  a bunch excuses hold me back. This time I plan to use the knowledge I've gained to get out here and try to lock down my 1st deal.

I'm still working on a few details and I still have questions but I'm giving my self a three week deadline starting tomorrow to at least send yellow letters or postcards to potential motivated sellers to possibly get my first deal.

If anyone has any advice it would be greatly appreciated and I hope to connect with many of the investors in my area in the near future.

Good Afternoon BP,

I talked about my potential first real estate deal  a few months ago and how we were close to closing on the deal. Unfortunately there where major foundation and water problems going on with the property that led me and my partner/real estate mentor  to walk away from the deal.

Even though I was very disappointed that I was so close to finally closing on my 1st rental property and it fell through I'm still very passionate about real estate and becoming a full time investor in the future. Once this deal fell through I had use the money to take care of some personal matters, so right now I'm trying to build capital for the next potential deal that comes my way.

So for all the newbies out there if you don't succeed on your first deal keep it at and learn from your mistakes, I'm sure you will break through and be successful.

Good Afternoon BP, I just wanted reintroduce myself to the site and get acquainted with everyone again.

Because of some forces out my control I was not able to be active on the site these last few months but as I close in on my first investment property with my friend/business partner/mentor I wanted to make sure that BP was apart of my daily routine.

So hello everyone and I am looking to forward to talking and possibly linking up with my fellow BP members to discuss everything real estate and possibly do business in the Metro Detroit Area!
