I hope I'm not posting this improperly Josh.. I just read an news article about a new Gov't plan (HAFA) coming out that sounds like good news for short sales.. this is the link:

I'm just wondering what some of the short sale pros here read into this article..Is this good news for investors? Or just for the homeowners? It sounds like good news all around to me but I am new and might be reading it wrong..any thoughts?

Hi Jeff, YOU are NOT alone!
I feel your pain guy..Hang in there..I think Eddie is right on the money about the focus..This business requires a laser like focus and it's really easy to get swayed when things don't happen as fast as you're expecting them to.I came charging out of the gate all excited after taking a bunch of expensive guru course's on wholesaling(i'm too embarrassed to say how much I've spent on them) and quickly realized it's not so easy (here in So-cal anyway),then I started bouncing all over and now I'm back at square one,but I know lots more than I did before and now I can use all that frustration and disappointment to design a better, more focused, more appropriate business plan..Without that it's like driving without a map..who knows where you'll end up...Jason has been very helpful to me with advice as have a quite few others on here and at local REI meetings..
I highly doubt there are too many successful people who weren't in your shoes at one point and almost gave up..but they didn't.. and that's why they are where they are now...Find your niche ASAP and work it...work it..work it..One day you will find yourself where you want to be..someone out there needs help..you can be the one who helps them...there is a forum post on Motivation quotes on BP..Have a read through them when you're doubting yourself..this was one of them.

Oh wow..it's like a bunch of Lemmings responding at the bottom of that blog...The contracts we use gives the seller the right to rescind and back out right up to actual sale..with full disclosure through the whole process..That alone totally negates his whole rant..
The first Agent I approached about doing short sales made me think I was trying to engage him in the most unethical illegal deal imaginable!..He totally freaked me out til I sat down with the attorney who drew up the SS paperwork and then I found out the agent was clueless...and that agent is now going to miss out any deals I might have sent his way...and don't even mention the word "Trust" to some of these fools...that's another big freak out scene with them...lesson I learned..stay away from close minded people...don't even try to convince them...they just drag you down and waste your time..especially in the market we are in now.....and if we're in a cult here,that's fine with me...(as long as Josh doesn't start asking us to drink any special batches of kool-aid ;-)
