Hey @Rickey Wallace, I think you are right there are a lot of benefits to being able to do both.  Ideally the networking alone should bring you more deals and more buyers for the deals you generate.  I do agree with what @Russell Brazil says though, they are very different skill sets.  Some of the best realtors I know are great at networking and building relationships but are not very interested in project management or analysis portion of RE investing...  

It almost seems to me it is like every other job in life, being good at making money doesn't mean you are good at investing it...  Some athletes come to mind here.

@Troy Peters Congrats on jumping into RE investing, it sounds like you two could be a great combination!

@Patrick Smith sounds like a good strategy.  Are the duplexes out in Wylie or Sasche?  I think those areas will be great as State Farm builds out.

hey @Patrick Smith I haven't seen many cash flowing duplexes in Plano at the moment.  They are getting priced pretty high right now.  You might have to do some direct mail to find a good deal.  I know some people who have done this though and the prices the owners want is still really high for the income the properties are generating

I have a meet up in Plano and usually there are some whole sellers and investors who getting deals through direct mail, you might check it out to see if you can get some ideas about where to look.

Hey @Bryan Kahlig,

I think there are still deals to be found in DFW if you spend some time looking.  You are totally right the market is hot and there are not a ton of deals falling from the sky but anything worth while is never easy.  You might try some areas which are not quite so hot.  Have you looked in places like Carrolton, Anna, Melissa, Wylie, Sachse....  Those are all up and coming areas and would have great returns as DFW grows and the commuters move further out.

My rentals are out in Sherman which is very near the OK boarder.  Granted in OK you do not have the huge property taxes to contend with, this is a huge benefit.  

As for financing you should be able to still go conventional financing.  Depending on your circumstances you should be able to get up to four properties without too many problems.  It is important to work with a lender who knows how to structure investment mortgages though, some lenders do not want to take the time to do these deals since they can be more work and require some more documentation to show the underwriter.  If you have any questions about what you would need let me know.

I think @Tamara Elliott-Deering is totally right.  Realtors work strictly off commissions for the most part, and although they tend to be some of the most helpful people I know they are also extremely busy and cant always help everyone out for free.

I do know some realtors who also work with whole sellers giving each other leads.  A lot of the leads whole sellers get are for people who aren't interested with their cash offer but would be interested in selling their home conventionally.  These can be a great source of listing leads for realtors.  In exchange realtors are great sources for whole sellers to expand their buyers list....  

At the end of the day if you build an effective partnership with anyone you can leverage each others strengths to drive more sales.  I do the same thing with the realtors, whole sellers and other investors who are in my network.  

If you are always working to help others eventually it should help you get better deals.
