Hi @Josh Janicek Welcome to BP.  I think you started off right with some great goals.  You can definitely hit your cash flow targets given some time.  As some of the other posters said it definitely helps to have W2 income when you are looking for bank financing.  I got my first two properties with 20% down and conventional loans.  Given rates at the moment it is definitely the time to get in on a mortgage.  Best of luck to you!

HI @Steve Yang people have mentioned some great places, I think your target of 7-10 for the schools is going to be tough to hit at your price point.  There are some areas in Carrollton which are good with schools but they go very fast.  You are competing against people buying their first homes and they often really want those schools.  The market at that price point is very competitive and usually it comes down to how quickly your agent can get you the property....
