Is your name on the commercial loan anywhere?  If so, it will count.  If not, it won't.

I like the trail cams as well.  They are camouflaged.  Put it on a tree facing the house and let it record everything.  They have night vision as well.  When something happens, check the video.  Also ..... don't leave your tools at the job site and then won't get stolen.

 I do it myself.  Not hard once you figure out the process.  I have a blog post on the eviction/judgement process in my area.

What does your lease say?  I put in an early termination service charge equal to 3x the rent to terminate the lease in 7 days.  I would have re-rented in less than 2 weeks.

I would not put in a tankless unit.  Too much permitting involved.  Why not put in a series of residential 60 gallon electric units?

I don't collect checks. In fact, if you send me a check, I will charge you $25 to deposit it.  I suggest you not be in the rent collecting business either.  I provide deposit slips for all my rentals with the address of the home and the tenants deposits it straight into the bank. They can also send it via bill pay as well. I do not deal with rent. Period. They can even put it in the night deposit box so there is ZERO excuse to not pay your rent. I have heard of other banks being able to provide an ATM deposit card to your tenants. Of course, sites like Cozy can take credit cards and ACH on behalf of you. I have 7 rentals and pretty soon, we may have to go to one of these sites to manage our portfolio.

We used to run a yearly special.  If you paid your rent on time, I would knock off a specific percent in December to help you fund your Christmas.  I never made a single payment on any home.  At this point, we don't do anything anymore.  It is our experience that programs like this make you look less like a company and more like someone who will be OK with not getting their rent on time or being a few months behind.

Congrats. E-4 is exciting. Talk to your Top and look into going to Warrant Officer school. Do it now. It is a process, but don't settle for being enlisted. I am 43 and if I was in your position, I would buy the multi unit and rent it out while staying in the barracks. You will not get paid anywhere near what you can make on the rent and food is free. Pitch a tent in the back for a few nights to meet the "must occupy" terms of the VA loan. Make sure you tell TOP that you are starting a business as well. He may squash it before you get started.
