Post: A friend has 15k to spend... What should i do?

I'd spend some of that money learning zero down deals and marketing for zero down deals.  $20k isn't that much unless you know how to use it.  I could purchase a pretty run down house, renovate it myself (maybe even live in it) and rent it out for $500-$700 a month.

I assume this is laminate hardwood.  

1) Use newspaper as a pad.  3 layers is plenty.

2) Try the HomeDepot traffic master pecan.  Looks great and is $0.74 a sq ft.  Easily replaced using a security deposit.

Sounds like you don't want to do the work or learn the ropes.  Partner with someone who knows the ropes and get through your first house.  Rehab costs can vary wildly by what the quality of product and especially the contractor.

Well definitely search for properties.  If you don't do that, then nothing else really matters.  How can you finance a property in your current situation?  What kind of properties are you looking for specifically?  What are your skills in regards to homes?  How much do you have to cash flow per month per property?

It is my opinion that you have to have faith that things will fall into place if you do the work.  Do the first thing and the next action will be revealed.  If you wait until you are prepared, you will never start.
