Hi! I am thinking about taking on a partner who will fund the marketing campaigns for a specific market to wholesale in.

I need to provide him with the plan and it made me realize that I didn't have one specifically down on paper as I've been marketing on spec so far.

Does anyone have a plan that I can use that lays out how many mailers, mailed how many times with potential yield of response and potential deals.

I'm not looking for an a+b= $$$ but am trying to get some expert advice on what to spend and how to spend it.

I know some people have a plan with specific language postcards mailed sequentially to the same properties over a certain period of time, etc.

Thank you to everyone who has responded and messaged me about my offer.

I know for some you are so willing to be helpful but aren't sure what you need that I can provide. 

Some of you have mentioned that you have television show ideas but don't know how to proceed - since I am a tv development consultant and coach as well I'd be happy to offer those services in exchange for your help, coaching and mentorship.

Other options can be me helping you to set yourself up to record and post videos online or I can produce video for you for web or television and get them posted or set up online.

For total noobs like me wholesaling appears to offer the lowest barrier to entry an biggest opportunity for education without having to quit your full time job.

This is what the gurus sell as well so it's no surprise that there will be a flood of people like myself trying to navigate and make deals, as clunky as they may be at first.

But I have to assume that like all things this will level out eventually and only those of us who stick with it will remain and by default be more educated and seasoned than the next batch?

Hey @Ali Boone I'm really looking to absorb whatever I can from people who are wholesaling, rehabbing and acquiring rental properties. 

This is a long term play for me so all experience is helpful.

Since you're in Los Angeles I'd love to hear some insights about working in this market and I'd share with you what I've done so far and ask advice on ways to proceed. 

Ideally, I'll be able to share with you how I plan to move forward and when it comes time for me to make a deal (wholesaling probably) if you can provide any help that would be cool.

Right now I need to send some mailers but I'm on low, strict budget and I've been sussing out markets to best hit outside of LA.

I can say that the Cody Sperber Clever Investor course was worth the cost. It's really inexpensive and is a series of videos to watch. For me this was perfect because I had absolutely no knowledge what so ever so at times it can be a bit basic and maybe not the most useful for all markets but I was able to finish it and then start delving into some of the more detailed and niche specific info here on BP.
