A little Help with a plan and proposal?

Hi! I am thinking about taking on a partner who will fund the marketing campaigns for a specific market to wholesale in.

I need to provide him with the plan and it made me realize that I didn't have one specifically down on paper as I've been marketing on spec so far.

Does anyone have a plan that I can use that lays out how many mailers, mailed how many times with potential yield of response and potential deals.

I'm not looking for an a+b= $$$ but am trying to get some expert advice on what to spend and how to spend it.

I know some people have a plan with specific language postcards mailed sequentially to the same properties over a certain period of time, etc.
