Hey @Curt Davis I have been adding the phone numbers and any other info to the excel doc with the original lead info but I wind up doing this at 11pm at night after working so I haven't been able to call any of them.

I've been told that some of these are in non-desirable areas of town but that's about it.

You may have seen my previous post - I sent out mailers to Memphis and have been receiving too many phone calls for me to handle right now due to my job.

It seems that the properties are in undesirable neighborhoods for the most part but there are just too many for me to suss out and I have messages from sellers who say that they have multiple properties.

I'm looking for an option as to what to do -

I'm open to another wholesaler taking the leads and trying to make deals and splitting profits

I'm open to selling the leads off and the rest that come in - right now it's more than 40 voicemails and they keep coming in.

I'm open to someone taking the leads, researching the actual opportunities and working with me to close a deal as I'm still very inexperienced.

Here are the details of the leads:

Memphis

Sent 600+ postcards

43 Voicemails so far

Absentee owned / potentially vacant

Single Family

High equity or free and clear

Some out of state owners

Some owners saying that they have multiple properties

Don't scold me if you disagree with what I'm asking, I'm looking for options from those of you who are seasoned. I am a television producer so when I'm slammed I'm really slammed and I don't want to let these leads go to waste or take too long to respond.

Thanks!

Mark

UPDATE: 37 voicemails as of today. Seems like they keep coming in BUT almost all the properties so far are in undesirable neighborhoods.

I'm not sure if I'll make offers on them or offer the whole response up to another wholesaler willing to partner.

Will update as more happens!

@Anthony Aguillard I used Text Postcard Large - Investor 5, PINK.

@Manolo D. I'm hearing that the areas that the properties are in so far are undesirable. That said the calls keep coming in, not many over the weekend but another 4 today. I have my google voice set up to go straight to voicemail with a pre-recorded message about the information to leave and I've only had one person not leave a message.

The interesting part is that although the properties aren't in good areas I've had a few people say that they have multiple properties to get rid of so we'll see what shakes out.

All in all though I'm not sure that Memphis is the market that I'll target as 90% of the calls came from these undesirable locations.

This is still a testing phase for me to see where to hit hard since I'm in Los Angeles and it's really tough here.

But you never know, if any of these turn into deals then I may just stay : )

@Rene Martinez I've tried everything and nothing seems to make sense. I'm not the only one with this issue but no one knows why some people can add a new, non gmail, address and others can't.

Here's a screen cast of exactly what I'm trying to do and how it doesn't work.

@Bryan H. I get that but I cannot add that podio email address anywhere in google voice. When I click the button to add that email I get the error message.

@Bryan H. I am trying lol, I click on add a new email address and get the error message.

I googled it and many people are saying the same thing so there must be something that I'm missing.

Do you have your google voice number sending to a phone, do I remove that function maybe?

Something is blocking me.

@Rene Martinez that doesn't work. It looks like google changed something at some point that doesn't allow you to add non-google emails to your gvoice list. So you can't add podio email that sends the info.
