I'm considering an aswering service to gather seller information for calls that I miss due to my schedule. Currently very few leave a message on voicemail and I hate to see the calls go unanswered but I'm unable to answer a lot of the times.

These services aren't cheap so I"d love any thoughts, recommendations or opinions on if it's worth it.

There are so many pay sites that say they will provide information on a property like the owner name, number and mailing address as well as prior sales info, etc. 

What is the best site for this info that isn't MLS or some other crazy expensive portal that requires an agent to sign up.

I've seen propertyshark, IURealist, etc.

Would love any thoughts!

Thank you @Dev Horn , @Tim G. ! I've been doing a lot of research, getting educated (by some of the "gurus") joined groups, etc and have started marketing. 

I know how expensive marketing can get (my career has been television) and I want to make the best decisions a newbie can make so that I don't see burn down sooner than income.

Can you recommend anywhere that I can look to see what is working in the LA market right now? I'm not in a position to buy and hold or rehab just yet which is why I want to start off slow, try to close some wholesale deals even if for minimal profit. Right now this is supplemental so I don't need big paydays. For me this all about entry into business at first.

Hey BP people! First I love this forum, everyone is always so generous with info and advice when I post and it is really helping me to get a handle on REI.

I wanted to see if any experienced wholesalers in Los Angeles wouldn't mind chiming in with advice on how to be successful in this market wholesaling. It seems that finding motivated sellers is a challenge and as much I hate to listen to those who say you cannot wholesale in LA anymore I want to believe otherwise.

Any thoughts are welcome!

I'm about to send out my first direct mail campaign and I'd love any advice on copy to send.

I'm sending to absentee owners in my area, hopefully targeting tired landlords and empty properties.

I am just starting out in REI and I am in Los Angeles where it's getting tough to find wholesale deals.

I am trying to get things going as much as possible right now and I wanted to ask advice on getting involved in out of state investing?

So many of the books, courses, info I've gotten are dependent on being able to see a property in person and meet a seller face to face.

If there a tougher barrier to entry going out of state or should it be an equal part of the investors strategy from the get go?
