@Rick Stambaugh , I use realeflow and i'm transitioning to Podio.....realeflow for data is a great option it also has a feature that allows you to market your properties to other investors that use realeflow.  These are the two best features.  Outside of those I don't like it for a a CRM.

Definitely lock the deal up, definitely try talking to the tenants. Don't give anyone money until you have a deal for sure and NR deposit on the deal.  If she is an investor, why is she willing to sell to you for wholesale price?  Is she an active investor or just someone who owns properties?

We have very strong marketing efforts and need agents/boots on the ground in Cleveland and surrounding areas. We have 2 - 5 appts per week where we need someone to take pics, meet with buyers & sellers, some times lock a deal up and we have a ton of listing referrals. We pay 5% of net for just taking pics and meeting with buyers if you have to help lock the deal up we pay 10% of the net if we refer you a listing lead we would like a referral fee. Real Estate Acquisitions / Dispositions Sales Representative 

We are currently seeking results driven individuals to grow with as we push into new markets. Our organization is dedicated to results and strong morals in the real estate investment space.

No previous real estate experience is required. What we do require is an enthusiastic, resourceful, and committed person with a motivation to succeed at a high level. To be successful at this position it requires true passion and commitment to your personal and professional goals.

This position will involve speaking on the phone sellers. We will provide all of the marketing, all of the pre-screened leads, and set up appointments for the person who fills this role. As an Acquisition Manager, you will be responsible for setting expectations, identifying sellers needs,  and gathering proper information and documentation.  You will also be focusing on building rapport, negotiating and reviewing offers with sellers. 

This is an opportunity to take your talents and contribute in a big way; in addition to the ability to make great money, we are sincerely committed to the success of those on our team. As a part of our growth strategy, we intend to promote entirely from within to take on future leadership roles. With business management and sales as the core function of this position, those who excel will have other opportunities within the organization.

Schedule: Flexible schedule, appointment based.

  • Manage, build rapport, and nurture leads in our company's database.
  • Meet with sellers who are motivated to sell their house fast for cash.
  • Understand seller motivations and personalities so we can get contracts signed.
  • Must be able to overcome objectives & negotiate well.
  • Must be able to manage leads & ongoing follow-ups with prospects.
  • Must be motivated to bring in outside leads.
  • Must be a team player and get along with the other staff.
  • Must be able and comfortable with using technology (Smart Phone / Computer / Apps / CRM).
  • Must follow the systems and processes in place.
  • Business management. Treat your position like a business within our business and be responsible for the outcomes.

Who would you be working for?

We are a real estate group that markets and purchases houses from sellers who want to sell outside of the traditional seller/realtor transaction. The homes we purchase are typically below market value. We close fast, buy homes in "as is" condition and can buy an unlimited amount of properties if they fit our criteria.

Our Investor

We target several major and mid-size markets across the US.  We provide quality pre-screened leads for you. We also have a great back office CRM (database) system that will allow you to work remotely.

We also network with real estate agents and other professionals to acquire properties.

You do NOT need to have a real estate license to be successful in this business. In fact, the most successful have the sales skills but not necessarily the real estate background.
