Open house - asking tenants questions

I attended an open house today for a 4 unit multi-family. In one of the units, the tenants were openly talking to potential buyers.

What kind of questions do you ask tenants?

I would love to compile a list of questions that other investors use to help gather additional information about the property, history of tenants/property, red flags, etc.
