If the house is vacant, move in long enough to do some post sell repairs. :)
While the eviction was 14 yrs ago, how many landlords on here do you see making deals to get the tenant out that result in the eviction not being filed?

@Lindsay Matthews $6500 sounds like they're replacing both the inside and outside units to me. I had mine done fairly recently and that's what it cost me for my personal house.

@Mike Flora If you're talking about the updated app, I'm not really fond of it. I feel like I have to go all over the place to find the forums I used to follow and the thread listing takes up way too much space.

Sorry, I saw the post that the units were submerged and thought that you were billing the renters for it.

If the tenants are already paying for the electric why do you care? Let the tenant set it where they want to and don't worry about it.
The point of the deposit is to cover for damages ie. holes in walls, broken doors, damaged tiles, broken cabinets, etc. Cleaning and painting are generally considered wear and tear unless the tenant left the place a mess.
Assuming my math is correct, I came up with about 104 pounds per sq ft. From what I can tell, most houses are designed for 40 lbs/sqft. I think he's a bit over unless your floor is a concrete slab.
If they're bees, your local bee keepers group will come take them away for you.
