Deposit stays until they both move out. It's between the two of them to settle if the one leaving wants "their share"
We lived in an apartment complex between houses while moving. They would put up bandit style signs at the entrances and exits of the complex the week rent was due every month. Then at the close of business on the 1st they would tape a note over the drop box stating that rent was now late and that only certified funds in the amount of rent+water+filing/legal fees would be accepted. So it is my guess that the next morning they started the process of posting notices.

It took me three weeks to get our HVAC fixed using a home warranty in the middle of summer. Two weeks to have the heat fixed in December on a different house. Not worth it in my opinion.

The first question would be how long do you have until retirement? Will the loans payoff from the tenant rent payments before then? If not, then how many years do you run over? That would be the part you'd have to get paid down given your stated goal. At that point, it's not all or nothing. You could pay some down and buy nice things now as well.
Just a thought.....Nothing says it has to be all or nothing. You could put part in the market, part in house A, part in house B, and save part for a house C. All depends on your long term goals and plans.

When we bought our current residence, the seller had an undisclosed lien on the house from a business loan. Not sure how the MLS entries get written up, but the data my agent and I saw said no outstanding loans. I ended up paying $1200 in closing costs to the bank to extend the rate due to how long it took the sellers bank to release the lien. Found out the bank agent working on this had gone on vacation and left the file on her desk. It took me calling the main number knowing that they wouldn't talk to me just to find out who else someone could contact to get a live person instead of a voicemail to get it moving as apparently everyone was just calling this person's voicemail. Due to this and all the other issues at this point I had actually tried to walk, but my agent said the VA contract said that as long as both parties were making a "good faith effort" there was no way to back out. Now this could have just been her trying to get her commission for all I know. But $400 is a lot cheaper than the $1200 I spent. In my case, that $1200 saved me many thousands more in interest by the time the loan gets paid off.

All depends on how much rain you get.
Even in a flip I'm not sure I'd do it. the house I'm in now has a whirlpool tub and even with jetted tub cleaner it is hard to keep clean and we rarely use it (which probably contributes to the difficultly cleaning).

I used to rent at an apartment complex between houses. They would do a monthly social thing for the residents. At Christmas time they would do a big holiday party with raffle gifts. This was a several hundred unit complex for perspective. They also did a move in gift.
