@Brian Benton, I have seen your posts on properties you are working in Hendersonville.  Is this main part of town you focus in?  I would like to make more connections with investors in this part of town.

@Will Cannon that is a great plan and good on your for being creative in your living situation.  I did a similar approach with my first home and its worked out great.  Are you just sticking to this investment or are you actively looking for more investment opportunities similar to this?

@Jonathan Balos that is a great strategy and you are right in most of your assessment. There has been on moratorium on investor owned STR in Nashville starting Jan 2022. Only properties that meet certain zoning requirements will be allowed and grandfathered in before that date. If you sell it after then, the permit will most likely not transfer.

As far as owner occupied, nothing is guaranteed when you purchase the property, but you can always go to Davidson County zoning office (it is over worked and understaffed) and ask them about the property you want to buy before buying, however they will not grant a permit until you have deed to the house. Owner occupied is definitely the route to go, but again area like the Nations and Sylvan Park there are only a limited number of owner occupied permits that zoning office will allow (again no guarantees on permits before you buy).

Another great opportunity would be to build a DADU (detached accessory dwelling unit, essentially a carriage house) if you can get the right owner-occupied property that are zoned R80-R6, RM2-RM20-A, RM40-RM100A, OR20-OR40A and ORI and ORI-A AND in an historic overlay. You can use the house for your permanent residence and then use the accessory to STR or rent out the house and live in the apartment on the weekends.

Hey @Paul Son I just had a duplex sell yesterday that rents for a total of $2,125 and sold for $192,000 (So just over 1% that you were talking about) and we also have a triplex available that is little further out of town.  So to answer your question, yes there are rentals here that meet that criteria.

@Account Closed I am a big fan or Old Hickory and Madison. There are plenty of great rental opportunities without paying the high prices that you alluded to earlier in your post for places closer in to town. As Nashville continues to see job growth, rentals will still be in demand. If you do build new construction and plan to rent, yes you may have deferred maintenance costs initially, but as an investor of a triplex and a condo and single family residence renters will not take care of your property like an owner would. If that is a concern for you, I would build new to sell or STR (if you can get the permit and because its bigger profits than a STR). If you are looking purchasing existing inventory there are properties out there that you can rehab and rent, but the inventory is few and far between. If you have any other questions or concerns, would love to connect and get you in off the sidelines and making money.

@Chino Perez STR investment opportunities are definitely worth it here in Nashville, if you can get them. Just like Devan Mcclish stated, you have to buy in the non owner occupied zoning areas, but the city has put a moratorium on them in 2022. If you can get a permit before then they are grandfathered in before that date, but not transferable just as Devan stated. The other option would be owner occupied single family houses (don't know if you have any interest in moving or living here). Look forward to assisting in any way I can.
