Hey Steven - I can definitely help connect you with funding options.  I would say that a 10-12% return is definitely in the ballpark, just depends on the cost and scope the rehab/flip.  A higher priced investment, means more money and risk, therefore want to see a higher return (also location matters too).  If its priced lower, you have less risk and then would be happy with smaller margin, but if the property goes for more then thats just a bonus. I have a ton of quality investment opportunities.  Send me a DM, would love to talk more.
