Hey @Bart Esparza I am biased, but I think you should totally pull the trigger and move to Nashville. I have worked with several clients in the past who have made the move east from California to Middle Tennessee. I know of the areas you are talking about to look for a house with a basement finished out and even ADU's in Nashville. Send me a DM and we can talk more about those opportunities in Nashville.

@Brandon Moore congrats on your first investment property.  I am former military myself and always eager to help others out coming from that background.  What neighborhood is the air bnb located in?

@Alvaro Narino I would check with Louisville Tile (Yes they are based out of Louisville, KY), but they have a distribution and warehouse here in Nashville and that is where we get our tile so I am sure they would have LVP.

@Sheng Yang neither is contingent on the other correct?  Both are separate deals?  Just so I understand you, Unit B is available for purchase now, but not completed until June 2020, correct?  Can you afford to buy both?  How long do you plan on holding either one of these?  

One option would be to buy RM-20 unit A now, use it for your Air BnB purposes short term and sell it prior to the Jan 2022 moratorium to another investor so they can take advantage of it for their purposes and let them deal with the hang up of reselling it.  I would also look at Unit A cost from now until June 2020 ($70k cost - Air BNB profit) vs Unit B costs (holding costs for next 8 months).  Depending on how long you want to hold on to these properties look at what profits will be over the next 2 years and then beyond that as well.

@Ken Dillard @Steve Frye is correct in that there are no restrictions to owner occupied permits as long as the home does not fall in the category that Steve pointed out.  You can still buy non-owner occupied Air BnB in certain zoning areas until Jan 1, 2022.  After that time all non-occ permits will be grandfathered in and will be non transferable when sold.  This link takes you to the Nashville STR permit type page in which you can see what zoning allows what.
