@Account Closed I own a triplex in Louisville KY (used to live there too).  I live and invest in Nashville and I focus strictly on investment properties and distressed rehab properties.

@Jessica H. job market in Middle Tennessee continues to be strong and diverse.  Logistics, Auto, Healthcare, Tech, Transportation, State and local govt, Tourism, Music, Sports, etc.  Nashville and surrounding areas continue to be robust in all industries.  Unlike a lot of cities where they depend on one industry to support the economy Nashville has multiple sectors across the board.  

Construction has not stopped in Middle Tennessee since COVID-19 because it has been deemed essential.  I work directly with flippers and there is no shortage of opportunities to flip in here as well.  If you are dependable, you will have no problem at all finding a project management job.  If you want to flip, I can get you connected to opportunities.  

As far as buying a farm.  A lot depends on what you want on the farm.  Quite popular for horse farms is Williamson Co., but you are also in the most expensive county in Middle Tennessee.  Great areas for pasture and farm would be Wilson, Sumner, or Rutherford counties.  Anything east of of I-65.  You go west of I-65 and terrain gets hilly, wooded and steep in places.

@Sean Wilson personally I would go with the 3 BR option.  How much sq ft?  Depending on the sq ft, I would most likely lean to 3 BR.  I am guessing it is somewhere between 1500-2000 sq ft based on your description with the garage addition.  I am not familiar with the market in Chattanooga, but from what you described about the changes and the layout, it sounds like 3 BR will be the option.  People always prefer bigger master suites and you yourself said there is not a huge difference rental price and you have even had challenges renting a 4 BR here in my market.  If this were deciding between a 2 BR or 3 BR I would obviously go 3 BR.  But in today's world 4 BR in a sense are a luxury and if they layout is better as a 3 BR and it makes it an awesome master suite, I would go that route.  It makes sense now and in the future for resale.  Good luck on the project!

@Patrick Sanders All suggestions above may work, but you may also run into the same situations you have ran into before where it takes a bunch of time only to get a denial or rejection. Do you own any other flips or properties at the moment? Those can be used as collateral in certain situations to avoid paying a down payment. I know a few hard money lender contacts that I can put you in touch with and get you approved quickly and get this project completed sooner rather than later. Otherwise, looking into HELOC or personal loan would be a good idea too!
