I remember seeing that a year or so ago. But I don't see that option anymore. I do spend most of my time on the mobile app or at least online through an iPad. Is that function only on a true computer?

I read a lot on BP and post some questions and my options. But the people that follow me only know when I'm posting on a topic. They don't get to see all the study I do. Maybe I'm missing it but is there a way to "like" ( sorry to use FB terms. Lol) a topic so I can allow people to see that I have been reading and learning just not posting? I feel it would build credit for when I do post.

We plan to us the property as a weekly or by the night rental. We would try to self manage through VRBO or HomeAway. This purchase is also for us to use for vacations as well. But I've  used several pencils on this and the numbers are not as high as I would like. So if it wasn't a place we vacation to or a place that I don't plan to use when we retire I don't think we would buy.

As I've read everyone's posts, I totally agree. Thanks for everyone's replies. "I shall not use monies from one LLC to another." I have looked into the idea of floating a loan to the second LLC if needed.

I wanted to bring this topic back to life.  I also wanted to fill everyone in on our buying process for Grand Haven. We have decided to only look at GH. We found a great Realtor in GH. About 1-1/2 months ago we took a trip up to view over 15 properties from downtown GH to Spring Lake.  During that trip is when we decided on downtown GH as our primary search.  We didn't  make an offer that weekend but learned a lot. We did find one house that we are looking at very close!!!  So I hope to report in a week or so that we bought our first vacation rental!  Plus of course you will be able to rent it.  Lol.

I' ve never heard of the DUST method. I'll be studying over the next few days.

Yes Brandon. It is ready for the Phase 1 and a comfort letter. The "old" gas station part will remain a gravel lot to use the current building as a business. Larger development will require it to be used for building area. 

Also has anyone ever approached a town or city about doing a tax abatement? I was thinking of asking for a 3 yr tax abatement (if that's the right word) to help me help the city in getting it developed. 

All great points.  This is so out of my box that I'm just stallng to long I think.  Everything is there and ready (zoning....). I would have to do some demo and go. I just wonder is there anyway to help figure out if it is a desirable location or not for larger businesses. I'm doing lots of leg work today with the town zoning and planning commisions office to learn more about past inquires of the land.  Why did their deals fall through, what type of businesses were they? Questions like that. I'll keep you posted. Every step of the way I learn more and more.
