Thanks everyone. I do agree with some of the concerns shared. I will look into the Sentrilock system that Brie Schmidt speaks of. I really like the idea of the deadbolt only idea that several of you spoke about. I dont have to many lockouts. But I do have tenants that work very odd schedules (I'm in a town with a couple Auto Manufactures) So tenants are not always home and I have to meet my guys there to unlock. I don't have any on-staff workers so I don't hand out any copies of my keys!

I thought I have searched BP right but I can't seem to find any discussion about Keyboxes. I've been thinking about putting a keybox at each property for the use of locked out tenants and service workers. I was thinking I would want one to be satellite controlled so I can set temporary codes for the Contractors. I would also like to use this idea at a future vacation rental. Any one use a system like this? I have also searched Google but not really finding anything other than door keypads with one code options.

Thanks spelling correction.   Corporate is the correct way!  lol It is the little things in life right? But thanks mostly for the replys.  They have not asked about furnishing it. I will have to ask about that. The term 'authorized occupants' is a good one.  I will have to change up the way my lease states that for this situation. I also might add a fee to allow subletting of the unit.  I believe you are all correct this might be the start of a really good 0% vacancy rate for my duplex!!!!!  I will have to report back to let you all know what happens.

So quick background story........

A Business comes into town and buys another location to add to their business. This new location is in my small town USA. When they buy a new location they also rent a house in town close by for 2-4 workers to live in. So the company is paying the rent and the utilities. SO is this called a Corprate rental? Also would you rent to  them? The unit is the upstairs of a duplex. This is a 2 bedroom with rent at $575/ month plus utilities. The building is a great partial remodeled close to a small downtown area.

Couple concerns I have:

   Who will live there. It could change from day to day. But with this group I don't think the change will happen all the time.  Maybe when they move a group of works from on location to another. But how do I track it? How do I do my background checks?

  One reference says he has rented to this group for 4 years and 12 checks are ready at a local gas station on January 1st and you just cash one each month! Maintenance calls are few and neighbors have never complained!  

This is just not a normal for my management style.  So I think we are just nervous? Any advice or does anyone else do this style of renting?

@Jay Hinrichs  would you give the address of the duplex you sold in Kokomo. I keep a cloe eye on those sub 40K duplexs in town always wondering if they are good buys or not. I would like to ear more on ow it performed. You can PM me the fo if youwould like.

This has been a slow development do to a couple reasons. First finding the man power to push this business has we worried. Just like subcontactors there are a lot of people but hard to find ONE you trust and does good work. Second my volume of management for other owners has gone up. So for now this is setting on the side burner. I have advertised just a little and plan to keep one guy slightly busy between my own repairs on our managed properties. This will give me time to set up systems, business formats and.....  I'll keep everyone updated as we move forward!

This purchase is still on going.  The listing agent (also my agent for most of my flips and buys) and I plan to talk soon. It seems that some things have changed from the Estate side of things and it needs closed. Well I'll see what "needs closed" really means in a few days!

Also you do have to look at the fact that a lot of these homes are rented during the winter months by a permeant tenant. Then for the 12 weeks of the prime season they are weekly/ nightlies. We don't plan to rent to a permeant tenant. We plan to book it during the 12 weeks and allow nightly the rest of the year knowing it will be vacant a lot and we will lose monies. It can act as a vacation home for friends and family as well as us. It will also be a "tax shelter". Is that the right term to use? Basically it will be good for our LLC to lose money in our vacation home.

Ok I did find it. If I go through the web on the iPad it shows up as just the word "Vote" in the text but not as a button. It does work as a button when I tried to click it.  On the mobile app I don't see it at all.  But thanks. I will "vote" on topics right away.
