I wonder what are your guys' approach when it comes to trees?

I have 5 rentals in TN and all of them have trees around them (just like most of TN).

I happened to cut 2 trees last year that seemed to me too big and one of them was leaning into the house. It was well over 5000$, and trees here grow like crazy to say the least. My properties are insured.

Do you guys cut trees around your properties when they seem to grow too much? Or you just hope for the best and just use the insurance for anything that happens? Its so pricy and this state is crazy with trees seems unrealistic paying so much!

Also - I am an out of state investor, generally speaking, how often do you send your tree guy to inspect the trees in your rentals to check if they are ok or need to be cut?

Question. A friend asked me. 

So if lets say I have a lender that his minimum loan is 75k (has to be 75% of ARV), and I find a house for 85k that is valued at 100k and higher, could I offer the seller 100k with 15k credit back? So like at closing I get 15k back to my pocket? Or is that considered shady of some sort. Curious to hear your opinion.

Just trying to check if I am protected from future lawsuit in case someone tries to sue after buying the property (ofcurse I will disclose the meth situation)

If I am selling a house that used to be a meth lab, if I disclose it was a meth lab and have the buyer sign a hold harmless would that take off the liability of future lawsuits? I know I need to consult an attorney but can't find someone that dealt with this.

So I had one of my rental having many leaks issues that we needed to remove the flooring and repipe half of the house plumping (mind you - its concrete slab, such a pain.) while my tenant is occupying it. when I bought the property I didnt replaced the plumping because it seemed fine and house (70s built) didnt show really any leaks or issues. It was a fixer upper that I fixed only the electrical and added the HVAC. Had me thinking I wish I did replace it before moving in the tenant and putting in flooring.

On the other hand another rental that I did replace the entire plumping before moving in the tenant, I RARELY have issues because its brand new piping.


Had me wondering, when do you guys decide that you want to repipe the entire property before moving in a tenant? Assuming you cant see the entire piping and its slab? Is there a certain year that you decide that you HAVE to repipe it? Do you try to stick to buy houses built in certain years that the pipes should last?

I have a rental brick house I need to stain.

NOT LOOKING TO PAINT! I have painted bricks before and aware of the maintenance it involves with touch ups.. never again, Looking for stain that is long lasting and maintenance free.. any suggestions from experienced investors with stain?

Getting mixed answers!! Please help!

I have a property with a brand new 150AMP panel, I am planning to have it ALL ELECTRIC, no gas! So electric water heater, electric furnace, electric condenser AC, electric stove, washer dryer dishwasher...

It is 1000SQFT home.

Do I need to upgrade to 200AMP? Or 150AMP should be enough?
