Hello Biggerpockets.

I have a property In Memphis, TN that I am almost done rehabbing and getting it rent ready.

This property however was built in 1971, was wondering if someone can give me some insight regarding lead paint risk and its regulations? Do you guys get it lead tested prior to renting it? Or you just leave it the way it is and disclose with the tenant that will be renting it in contract? (I have a tenants with kids under 6 years old I am speaking with and one of them has a breathing tube.. so I am kind of worried.)

Would greatly appreciate if someone can shed some light on that,

@Jim Ray Tennessee is landlord friendly..

I bought this house right before the corona hit and haven't got the time to deal with it.

Evictions in TN take just 45 days so but then they placed the hold on evictions when the corona started that ruined my entire plan. My luck!

I purchased a foreclosed property in Memphis during the corona, however it is still occupied. I tried talking to the tenant and they won't leave and from my understanding right now there is a hold on evictions. What is the solution for this?

Was wondering what is your guys' thoughts on buying a foreclosure occupied property in Memphis?

I think the previous owner is occupying it, I would offer cash for keys but just in case I will to start an eviction - I would love to hear someone that purchased one and want to share the eviction process (time and cost).

 Hey Elenis did you end up getting approved for Heloc?

I have 3 rentals free and clear, running out of cash Little by little and want to purchase a 4th with heloc. (It needs to be cash so cant do mortgage)

@Ahmad Shah in 80% of the states all counties have have the same rule

In 15% of the states there all the counties will have the same rules expect for 1 or 2 (usually the more populated ones)

In 5% of the state many counties differ (some of them base the tax sale rules based on population!)
