Buying a meth house.

My partner and I are under contract to buy a contaminated meth house. Have 2 quotes for remediation. Believe we are getting in at a nice price for a strong upside on ARV. Planning to keep it as a rental after fix up. Anyone ever bought a meth house? Any tips or pitfalls to share? Thanks everyone!

    You have to make sure the smell and residue are gone. That could mean replacing studs and rafters. Bummer, I know, but the smell can linger.

    Also, houses get reputations. And return customers. I'd pull a dumpster up in front of the house as quickly as possible. It advertises that things are different. Don't leave any tools on the property overnight. Install motion sensor lights inside and out. I use a SWANN camera system and I can look at the property on my phone. Look for gang markings on fences and telephone poles and paint over them. They get marked as "this is the place". Don't leave it vacant very long. Plan on broken windows to replace. They will force their way in until they are convinced there is nothing to steal. Get to know the neighbors, they will love you and call you if there is a problem. Happy rehabbing.
