@Kevin Fernandez You can truly do either or for both questions neither is right nor wrong. I'm a Realtor (but did not and has no effect on my personal investing) and I use a PM for my investments personally. I can answer both of these questions more authentically and easier when I have more context on your specific goals and life situation. Certain parts of Osceola, Lake & Volusia Counties offer "newer" homes in the 300 +/- range with solid appreciation and net positive cashflow after PITI & HOA. They're not many - but they exist I promise! They will hold their own, in great family friendly areas and be lucrative long term IMO.

Certain parts of Volusia county (32114, 32117) will be your best bet for heavier cashflow from day 1 & very minor appreciation/tenant headaches/month to month. Nothing wrong with this if it's your goal!

It's all a numbers game & based on your specific financial goals at the end of the day.
