Long term Rental Property Investment in Orlando area

I am out of state investor looking to buy a rental Single family home in the Orlando area. I needed some advice about the area.

My price range is from 250K to 300K. I am planning to buy property built after 1990s so that it will require less maintenance. 

I was reading online and from the previous forums and I saw the mentions for: Apopka, Minneola, Clermont, Mt Dora area. And also St Cloud area in south.

Since I am not familiar with the area, It will be really helpful if you can share your advice about the area where I should be looking at. Also if any of the above areas are good or any other suggestions. 

I know the positive cash flow is going to be difficult but the area where renting will be easy plus some decent appreciation in the long term will be ideal!

@Jon Wanberg and @Shawn McCormick  I started looking at Orlando and homes in the nicer areas (B/B+) seem completely out of reach for the 300K price for rentals.  Am I missing something?  Are these for the major rehab properties? I don't imagine a 2000 year or newer would need any drastic rehabs.  What about new builds?  Maybe I am looking in the wrong area-prefer families in decent school area.
