My experience is that if an Investor approaches you with a 'good deal', it's usually a good deal for them!  Have you researched the work/reputation of the Developer?  Is the condo you're looking to buy currently on the market and, if so, why isn't it selling?  Sounds like there's quite a bit of risk involved- You may want to hire a RE Attorney to review these 'deals'!  Good Luck!

So you're looking to purchase, however, can only do so if Seller offers to finance... Has he offered this as an option?  (We don't see this very often in DC).  And you're in need of a GC in the event that Seller offers to finance...   not sure what relevance the $300K offered by an Investor is- Are you looking to match that?  just trying to clarify what it is you're trying to do?   Also, don't forget about the need to comply with tenant rights in DC which can tie things up for many months!  -nearly impossible to evict!

@Chelsea Mays I've been an agent for 16+ years consistently selling $7M+/year and have never been a part of a team... of course I was with Long and Foster (Mid-Atlantic) for many years where I had excellent training and oversight before moving recently to eXp.  Much of it depends on who you are, your skill level, etc.,  eXp Realty has excellent training and resources through Workplace where you can collaborate with agents across the country,  however, it is important to have a 'go to' person(s) in your local market to bounce things off of!  Are you active in eXp's workplace?  Perhaps you can request a different Mentor through eXp?  Are there many eXp agents in your local market?  I would let go of your current team if you must, and if you find you aren't getting what you need from eXp, then you may consider moving to KW or another more conventional  Broker.  The financial benefits of eXp are exceptional but shouldn't come at the cost to your clients if you're not receiving the support/education you need.  Best of luck!  Marian

Typically you only find lease options in more depressed markets-  Given that Washington DC has a very strong real estate market wherein properties generally sell very quickly, Sellers do not resort to lease options... unless they offer that to tenants who are already in place and, therefore, not generally marketed.  I'm also very experienced with the DC Tenant (TOPA) process if you need any specific advice regarding that-  Good luck!  M.

No Seller Financing @AnthonyDadlani, no property management company (there's really not much to manage!), each tenant is on an annual lease. Downstairs tenant lease ($1,500) 5/31 and she intends to move (rent due to be increased for new tenant) and Upstairs lease ($1,900) ends in Sept. Expenses consist of Taxes, Insurance, and owner pays gas & water, although gas can be passed on to tenants in future. No HOA. will update actual expenses-

Excellent Investor opportunity! This 2-Unit rental property consists of 2 1BR/1BA units currently rented and generating $3,400/month!  This is a very well-maintained and has good tenants on annual leases, although unit #1 will be moving end of May so either raise the rent or move in yourself!    Central air (upstairs only), each unit has washer/dryer, full kitchen, bath, and hardwood floors.  Property is separately metered with a DC Business License and Certificate of Occupancy.  Terrific location in historic LeDroit Park and just a short walk to metro, Howard University and the restaurants/shops of Shaw!   I'm an Assoc. Given that eXp is publicly-traded and subject to SEC reporting, etc., I like that the full-disclosure of our financial position....(feel free to visit eXpWorldHolding's investor website: https://expworldholdings.com/) and at the pace with which this company is growing, their spending in additional technology, etc. is necessary in order to manage this expansion.  As a long-time Agent with privately-owned Long and Foster @Russell Brazil, I'd love to see LNF's financials!  Also, regarding concerns over the stock being diluted @Mary M., you can also read about eXp's new Equity Program here: https://expworldholdings.com/in-the-news/.  The founder Glen Sanford is an amazing, forward-thinking leader (and former Realtor)...  and I would encourage anyone who wants to know more to do their own due diligence-  Check out the link above and follow eXpRealty on Social Media.  or better yet, attend their annual Shareholder's meeting (as I did) which is being held in Orlando early June.  As many here have said, it's not a perfect fit for all, but then again, no Broker is.  -all the best to those trying to decide.  Marian
