Hey @Jen Carlile- I’ve owned, lived in and invest in Incline village for over 10 years. IVGID property rights cannot be.‘assigned’, however, if you were to have a long-term lease, you would be eligible to receive the benefits of ownership, I.e., private beach, access, Rec Center and discounted rates at The Local, ski resorts and golf clubs.  I actually may have an opportunity that will work for you. This 1937 rowhome has a new roof, gutters & downspouts (2023), however, property is in need of complete rehab and is being sold in 'as is' condition. Deep rear yard with easy alley access, water & gas turned off and property has been mostly cleared. Check ARV 'comps' in the mid $800's. This property is being sold off-market but is not a wholesale sale- prefer direct buyer vs. assignment but dependent upon price, terms, etc. View tomorrow 10-12 or by appmt. only. Since no Agent receives compensation prior to the deal closing, I don’t follow how what you’re doing as any different @Rich Hupper?Are you disclosing what that compensation will be at the end of the day as a percentage? Are you assigning contracts and taking your cut there? Different states have restrictions against wholesaling by brokers. Whom are you representing? Not sure what the agency laws are in MA but generally, you need to represent one party or the other or perhaps both if dual agency is allowed. Also, regarding the NAR Settlement outcome, as a broker, you are required to have a buyer agency agreement prior to showing any property in order to receive compensation at closing. Maybe I'm misunderstanding your question? It also just seems you are discrediting listing agents without knowing the full extent of what services they are providing to their clients. I also find off marker properties, find buyers and help the clients to prep the property, including clearing, cleaning, dealing with tenants, handle showings, inspections, qualify buyers and connect them with a title company who holds this deposit handles, title, work, etc.

It’s too soon tell but from what I’m seeing the hit on the Federal workforce is also impacting contractors throughout the DMV… I expect panic selling which increases inventory, however, with higher interest rates, which will likely continue upwards if tariffs & deporting our cheap labor comes to fruition, first time homebuyers are shut out.  Cash buyers & investors are also skiddish due to the increase in crime as well as DC’s crackdown on AirBNB’s and tenant/friendly TOPA policies. Unless rates come down, home prices will have to drop.  I can’t give condos away and many investors are under water as they either re-financed, took out a reverse mortgage or had non/paying tenants carried over from the COVID moratorium.  Upper NW and over $1M still move quickly-  condos, developers @ SE has dried up. Hoping for a resurrection with deregulation & any yet to be announced plans for DC…. Maybe they’ll build a wall around DC so that he can better control his new Kingdom!  🤔

Welcome to the Realtor community @Prince Bariffe!  Starting out as a new agent is always challenging and that’s why most new agents begin by working with rentals and buyers so they can establish credibility that is needed when going on listing appointments.  Offer to sit open houses for agents (you can do this through your state Workplace group), attend eXp’s virtual and live training & networking events and of course work with your Mentor who should be able to best guide you.  Focus on getting to know local, experienced Realtors in your town & offer to assist them for free so that you learn.  Also make sure all your friends & social media contacts know you’re in real estate as people who already know, like & trust you are the best sources of business.  Good luck!

Why not just re-fi @Chris Antonelli?  Even though you may be paying a higher rate, your property value will likely continue to grow over the next four years.
