The DC Market is a pretty tough place to start as difficult to fund something under $300K and investor competition is tough-  Also tough to find Seller financing in the DC market- particularly if you're looking at distressed properties which would be the most affordable.  Perhaps you can partner someone who can help you get qualified for a loan. ie., unless you can do some creative financing as mentioned above.  Best of luck!

Thanks for your response @Mike Cumbie- I've worked with Investor's so I 'get it'!  I'm just fortunate enough to be in higher-priced markets... of course that means higher costs all-around for me.  Perhaps I should come to your area as a Buyer!  Also, just a mention that what attracted me to eXp was the passive revenue and stock awards which means I won't be shlepping buyers around when I'm 80!  Also, I'm assuming you've calculated in the cost-savings for your office space, overhead, on-boarding, training, tech support etc. that would be provided by eXp.  And if you become an "ICON Agent" (high volume), eXp returns your $16K cap to you in stock.  Don't mean to 'sell', just want to be sure you're seeing the whole picture.

 Thanks for sharing @Charlie MacPherson, and welcome!  And just wait until you start realizing all the other benefits beyond the commission split!   Also, it’s very unfortunate to hear about your bad mentor experience with KW. I’ve become a certified mentor with EXP Realty as  it’s very important for a new agent to have a ‘go to’ person, particularly in a cloud environment!  Hopefully you’ve been assigned a good mentor with eXp.  Best of luck to you !

Not quite sure I’m following your logic @Debbie Beckford-   I’ve been working as an individual agent for 16+ years and I’m making so much more thru eXp- would  be happy to talk off-line.

@Debbie Beckford and @Nadene Long... To add to and clarify some of the discussion above, regarding the 80/20 split, that’s only until the company has received $16,000 from their 20% which is referred to as a “Cap”.  So essentially after selling roughly $2.5 million the agent goes to 100% which resets every year.  So if you’re paying more than $16,000 per year in Broker-related expenses, this would likely be a huge savings.  Also, eXp allows agents to process 3 personal transactions per year at 100% split so it’s very “investor-friendly”.   Other benefits not offered by other brokers are revenue share and stock awards which can carry you well through retirement long after you’re done selling.  We just had a big Broker from Miami move 200 agents to EXP. Definitely worth looking into! -Best of luck!

Can you clarify whether the tenant situation is in Pittsburgh or DC? Tenant issues can be very tricky in DC and I would contacting lawyer for advice.  Good Luck!
