[Calc Review] Help me analyze this deal
This Project is in Washington DC SE on H St. The owner said that an investor was will to give him 300K for the house. That might be true but that's site unseen. It currently has a section 8 tenant, no updates have been done to the home, kitchen in the basement. This is a full gut.
The plan is to introduce owner financing as an option to acquire. This is the only way I can afford the project. All the other options I wouldn't be able to qualify as I have another flip I'm 3/4 of the way through.
If you have any good GCs in DC please advise.
