 I agree with you Will – it is a fantastic company and it takes an agent who is very proactive and resourceful. One clarification is that it’s not ‘stock options’, but rather, you actually receive stock for milestones and can purchase stock and the 20% discount off the top of 5% of your commission.

 I agree with @David Bell.   Anytime I respond to a message inquiring about EXP Realty my comment is removed.  I was simply trying to respond to the question that had been posted.  There’s a lot of misinformation out there and as a nontraditional, investor-friendly brokerage, there are obviously many questions that people have yet this is clearly not a welcomed discussion on this forum.

 Another thought… Most young professional DC home buyers are not interested in buying a 100-year-old rowhouse that needs total rehab ... in fact, most don’t even want a fixer-upper!  They want shiny new everything that is available thanks to the developers!   As mentioned above, it’s disposable income and demand that drives the markets up!

Investors are what makes the economy num along…  why do you think the 1031 exchange process encourages property owners to reinvest?   If he’s looking for affordable housing perhaps he should not move to a major capital city!!

Congratulations on passing your exam Nam, welcome to the world of real estate!    You are correct in that exp Realty does compensate Agents for helping to grow the company.    And while eXp is built off of the KW business model, the difference is the KW pays an incentive off of profit share, (that is, after all expenses for office overhead, etc.)  vs exp pays revenue share which is off the top. And because exp doesn’t have offices, they in term  pay that money back to Agents for helping to grow the company. Although that is an incentive, recruiting is certainly not a requirement in the XP and many agents do quite well buying and selling real estate-  This passive income is optional and certainly works well towards an exit strategy come time to retire!

 Exp offers tremendous financial incentives for realtors that extend beyond revenue share including stock awards and 100% commission split after reaching a $16K cap. We also offer online training every day of the week however, as a new agent, I would recommend aligning yourself with a bricks and mortar brokerage so that you learn the tricks of the trade sitting side-by-side   seasoned agent and a broker to walk you through the nitty-gritty. Exp is an amazing concept however, i would recommend a more traditional Brokerage which offers closer oversight and mentoring of new Agents.   If you enter exp as a new agent you would be assigned a mentor until you’ve closed 3 transactions however, I do believe it’s better to get face-to-face, hands-on experience with experienced agents first. I'm in Reno/Tahoe @Jack Zhuang and can tell you that Reno is booming!!  And it's one of the best Cities in the country to invest right now!   I can share plenty of links but will start with these:   Two City Housing Boom Hits Nevada   Tahoe Reno Industrial Center  

In addition to great investment opportunities, you can escape CA's high taxes and high cost of living to "Tax-Free" Nevada (for residents) just a few hours away!  Reno is just a short drive from the great vacation escape of Lake Tahoe.   As a CA Investor, Reno should be your first choice!  Best of luck-

If it's going on Auction, it'll likely run up much higher than $1.2M... and is more likely a candidate for condo-conversion or commercial use as it's currently Tenant-free and not subject to TOPA requirements which is a big 'plus' in DC!
