When I'm on my dashboard, I click "Go to the Forums" and then "View all Forums." Can we set up our account so when we click to go to the forums, all the forums are displayed by default?

When searching, I would love the option to sort the results by the number of replies too. :)

Thanks Bill, I was hoping you'd see this. I don't have a contract yet (need to have them drafted), but I'm interested in cooperative assignments, where the tenant buyer pays me a down payment of x% of the house value and I would then assign them the contact. I'd also want that down payment credited towards the purchase price if they end up buying.

I have questions about Dodd-Frank/Safe Act etc, and questions about setting up lease option contracts. Do I need to speak w/2 different specialties of lawyers to get these questions answered and documents drafted?

I apologize if this is the wrong forum.

I'm finding vacant properties for a local wholesaler by driving/walking the streets, and part of my job is to get him the absentee owners' contact info. I run the property addresses through the county's GIS map to get the taxpayer addresses, and then use Whitepages.com to get the owners phone numbers.

One property is boarded up due to a bad fire and GIS taxpayer info shows the owner is living in an apartment, and when I Google the apartment address, Zillow/Trulia show that the apartment building is for sale.

Another one is a house that the owner abandoned and has code violation notices on the door. GIS shows the contact location as the same address as the house.

I don't have skip trace access, how should I go about getting the owners' contact info?

I'm not affiliated with any seminar, guru etc and if I were you, figure out what niche you want to learn about then Google it and search for it in this forum.

Correct me if I'm wrong but isn't making sure everything is up to code part of the due diligence in buying a property?
