I don't know if there's a way to tweak the list in the way you want but you could try obituary postings in the papers.

Probate lists, foreclosures, pre-forclosures, out of state owners etc....it seems there are a lot of different segments of the market to find potential motivated sellers, and a lot ways to reach them such as yellow letters, post cards, online postings and ads, bandit signs...and as someone who is brand new, with no experience and very limited advertising funds at the moment I feel a bit overwhelmed and confused with how to go about figuring out which market to target, and how.

What market did you target, how, and why?

I too have been listening to Sean's podcast, Real Estate Investing Mastery, and the biggerpockets podcast. I've set up an LLC, bought some domains, and am working on my websites.

The one thing that I've learned about wholesaling is that it is not a free game. You have to pay to play. It takes time and consistency for marketing to work. And a lot of work and effort without much encouragement along the way.

Some people get their first deal quickly, while for others it takes as long as a year. That's why many people here on BP do not make it at wholesaling. I have yet to close a deal, but I've only started within the past 2 months. I'm not telling you this to discourage you, but to paint a realistic picture of the road ahead. I'm still determined to succeed, no matter what. You have to figure out why you want it and what you're willing to sacrifice to get there.

The alternative to spending money on wholesaling (risky) is to find some other way to build your capital over time (safer) and invest when you're ready.

I believe you hit the nail on the head when you said there isn't much encouragement and since it seems to be a numbers game, I completely understand why so many choose not to persist. Thanks for sharing your experience.

Hey Will, am I understanding you right that I should have an attorney or CPA set up my LLC for me? I was referred to a lawyers office who specializes in company formations and was quoted $800 which is way more than I can afford at the moment. My plan is to set up the LLC myself through the SoS and have an attorney review it after my first deal.
