Listsource troubles
So, I am a wholesaler and I get my lists from Listsource. Great lists, good company, nice prices. However, I must be doing something wrong. I am not getting good leads. No sellers, and the houses I am getting are next to immaculate. No damage, no problems.
How do I find myself the "problem" houses and distressed sellers? What parameters should I be using in Listsource?

Paper and ink details are less important than actually getting something in the mail. And then be sure to mail consistently, that's the best strategy.
I'm not fond of answering services. I would suggest you take as many of the calls as you can live at the beginning. I would recommend not outsourcing that bit until you've talked to enough people to get a feel for it. Building rapport, and the opening volleys of negotiation begin on the phone. After you've talked to enough people that you become confident on the phone, then and only then would I look to out source, and only to a VA you've trained yourself.
Now of course, I'm sure you have a full time job and answering the phone might not be practical. In that case absolutely let it go to voice mail, and call them back THAT NIGHT. Never let a call go more than 24 hours or the lead has gone cold. If you set up with Google Voice, every number will be captured whether or not they leave a voice mail. For the ones who don't leave a voice mail, I recommend sending them a text "were you calling to sell your house". Many times a text conversation is more productive than a phone conversation
