Having invested out of state for over 15 years I can tell you that property management is one of the most important functions and members on your team.  Vet them well.

What city are you from?

You probably won’t need to joint venture with anyone as there is financing available for Canadians and foreign national investors. We work with many international clients.

With that aside, why Washington or Spokane? Is there a motivating reason? You’ll want to choose your markets based on many factors including affordability, jobs, job growth, population growth, cash flow, etc.

Thank you @JC Wu — I truly appreciate you clearing that up. :-)

A quick comment about property prices: We cannot go by “estimates” regardless of who generates those estimates. Properties are valued at, and appraise for whatever the fair market value is.

Most of our properties are priced at or slightly below their fair market value in today market climate. So if they happen to appraise for less for whatever reason, it’s back to the table to resolve or negotiate that price difference.

What we don’t want to see is our investors paying more than the fair market value of any property.

Hi @Tim B. — Welcome to BiggerPockets.

Taylor makes a good point in that there are several other turnkey companies you should consider looking at to compare. I wouldn’t say Roofstock offers a “full service“ turnkey solution, and if you’re a relatively new investor that would be an important consideration.

Also keep in mind there are two categories of passive rental properties. Most of the inventory there is not turnkey by our definition if that’s what you’re specifically looking for.
