Lending requirements for out of USA investors ?

Hello BP Family. I am new to investing. I am living in Canada. I like to invest in Washington state Spokane area.

I was wondering how I can get a joint venture with someone how is able to lent to me. Bring a non American resident. ?

Can someone give me some direction?
