@Jake Barney — you’re suffering the same problem that a lot of people experience in expensive or overpriced markets.

The problem is that rents have not kept up with price growth. What that means is you’ll have low cap rates and low cash flow, at best. Also, you may be near the top of a market cycle which increases your downside risk.

The solution is to be “Market Agnostic“ as I talk about on my podcast and articles all the time.

The country is large with over 400 major MSAs. Don’t limit yourself to your local market thinking that you’ll have more control.

Your goal is to maximize your return on capital and minimize your risk.

California is a pricey market where it's hard to make sense of the numbers.  However, Birmingham and Memphis are two good markets that we talk about often. We've been offering the Memphis market for over 10 years now.

Even if a “cash only” deal isn’t coming across as suspicious, you lose one of the greatest benefits of investment real estate without the power of leverage!

Wealth is created much faster with financing (OPM).

It’s understandable to get to a point where you consider out of state real estate investing when you live in a highly priced market such as the bay area. The fact is, thousands of real estate investors invest long distance every year.

The concept of turn key real estate investments is nothing new. It was around 16 years ago when I helped to really popular rise it nationwide.

It’s important to understand the definition of a turnkey real estate investment because there is no formal definition, and different companies use it a little differently.

In short, it is not too good to be true. It is simply a team working for you to help that the right markets, neighborhoods, properties, and importantly the right team to help you succeed in your investment journey.

If you haven’t done so already, speak to one of our investment counselors and they can go over the systems and process in place to help you achieve your investment goals with turnkey real estate.

Living in expensive Northern California Certainly makes it challenging when looking for stable cash flow investment opportunities.

There are still a good number of markets around the US, mostly in the Midwest and pockets of the north east and south east where you will find cash flow and stability.

The biggest challenge for us and investors has been inventory (tightening supply).

Do you have a plan or some investment criteria to work from yet?  This will be your starting point.

It’s a good question, and thanks for posting it. You will find a good number of threads already on BiggerPockets with a similar question and responses from our past clients.

Additionally, my team would be more than happy to provide you a list of client references and/or testimonials. 

Although using a turnkey investing system is not complicated or difficult, there are various “landmines” in any real estate transaction that you’ll want to be aware of and avoid. A good team will help you navigate the waters, choose the best markets and neighborhoods, and select the right properties for your investment goals and criteria.

My advice has always been to educate yourself, and not be afraid to ask questions.
