@Nicole W. -- no worries Nicole!  I was wondering about your first post.  :-)

Feel free to reach out to me directly if you have any questions. We're limited in what we can post in the BP forums and on our website because of regulations and NDA agreements.

@Chris Yeung  @Julian Buick  @Steve Morris

Good morning gentleman.

Just to provide clarity in this post, there are three (3) separate companies:

1) Norada Real Estate Investments

2) Norada Real Estate Funding

3) Norada Capital Management

The Promissory Notes you're referring to belong to Norada Capital Management. These are not specifically real estate related. They are business notes backed by our portfolio of 10+ businesses which does include some real estate.

The note returns range based on investment but is double-digit. There are also bonus rates for larger investments. Interest payments are paid monthly, and Note lengths are currently 2- or 3-year terms.

Note that you must be an accredited investor as defined by the SEC.

Please let me know if you have any questions.

Continued success!

Good morning @Rina D.!

I'm happy to hear about your positive experience with our company, my team, and your two properties being smooth and straightforward. That's usually the case 90% of the time. (It's never perfect because we're dealing with people and other "moving parts".)

Since I don't know why your current property manager is "less than stellar" on their communication, I'm going to suggest reaching out to your Investment Counselor here at Norada to help you out. Maybe it's more of a wide-spread issue and common for them, even though they're doing a good job on the management side. Either way, it would be good if they had better communication with you.

Of course, remember too that you're in charge and are free to change your property manager anytime you like. I'm not suggesting you do that just yet as it doesn't appear you have a real issue outside of the poor communication.

I would suggest connecting with them to clear the air and set realistic expectations on both ends as it related to communication. Sometimes these issues are simply an expectation mismatch.

I hope that helps. Feel free to reach out anytime.

Continues success!

Hi @Aram Kenneth Honore:

I'd like to correct your assumption about our properties not being tenant occupied. In fact, most, if not all, ARE tenant occupied. That's part of the turnkey property definition we have and the experience we provide.

The exceptions to that, obviously, would be new construction properties as they are to-be-built, or under contruction.

Hi @Kelly Reynolds -- Be sure to communicate with your Investment Counselor about the occupancy status and property management. They're there to help you through the entire process, start to end.

Please let me know if you have any questions.

Continued success!

Hi Michael.  Congratulation -- Glad to hear you're starting your real estate investing journey.

Don't assume someone will always "walk you through the process". We get enough calls telling us otherwise. My suggestion is to ask what is and is not provided, and what you'll be responsible for.

Clarity reduces confusion.
