Say I want a commercial property such as an apartment building? Is it the same as a residential investment property down payment? 25%?

What are the steps needed to graduate from normal residential property renting to commercial 4+ units. What does one have to do to start qualifying to receive financing for that?

Those of you who invest in multiple markets, do you have different property management companies in each market or the Same managing all?

I don’t have a lot of money. So sometimes I feel I have to start with a couple flips to get to my goal of buy and hold cash flow properties. But other times I find tenant occupied properties that I could just by and let add up over time. I’m not sure which strategy to take. More risk with a flip but slower growth with buy and hold rentals

No initial repairs. Tenant is in place till November of this year and has been a long term tenant so will probably re sign. Property management at 10%. Seller will pay closing costs

Here's the deal. PP is 30k.. SFH. tenant in place till novemeber of this year. Rent is 600, no delinquency issues. property taxes as 425 annually.

Built in 1915, tenant been in place for 4 years. Netting 125. My first deal. Thoughts.. I feel like it’s a good deal but any thoughts?

Have you ever come across a deal that looked really good and started doubting yourself just because it wasn’t taken? I recently came across deal on a fb investor group that he been up for about 5 days. Numbers are great, but I’m doubting myself simply because it’s still available. I keep telling myself well if it’s good why hasn’t it been taken?

Whether flipping or rental etc, how long did it take you to get your first property?? I’m new to this and don’t have any properties yet! I’m financed and ready to go but haven’t felt like I’ve come across the right deal yet so I haven’t pulled the trigger. How long did it take you to get your first deal?

I’m wanting to begin investing in flips and rentals. Die to this I want to have a good investment agent for multiple reasons.

1. The ability to put in offers quickly and efficiently without having to do that myself

2. Buyers agents are free

3. Their knowledge of their area..

My questions is:

Is it ok to have multiple agents in one state? One for each region or city for example? This way I know the person is comfortable and knowledgeable about the area. Anyone else do this? Thoughts and advice please

Sometimes the numbers make sense but my mind will make excuses such as. What if it doesn’t sell at the price you want after rehab, what if, what if..

Other times: I have a good deal but don’t pull the Trigger due to thinking “well if it’s a good deal, why is it still available? Why aren’t there a lot of fb comments asking for emails, why, why why
