Due to this Covid 19 ******, has anyone closed on a property and actually found someone to rent within the last 21 days? Have my first investment property about to close don’t know that I’ll have a tenant due to all this going on?

I’m ready. Got an agent, got the team. Looking at properties. Haven’t found the right deal yet. No lie, it can get kinda discouraging when you’re ready and willing, chomping at the bits but the opportunity hasn’t come yet. I wanna start the race. Doubts creep in like will the right deal ever come

Is owning rental properties safer in case the market crashes? Obviously flipping is risky for that reason, but given I’ve never invested before I’m wondering if it is safer and if people actually rent more if the market crashes

Now that I’ve found a nice duplex and it’s livable and ready to be rented. I find myself being scared to put in the offer. Things like what if I don’t find someone to rent it out? What if I only rent out one side? What if I have to deal with a lot of damage? What I lose money etc etc. kinda scary? How do you guys manage that?

There is a strong sentiment that to be a good buy and hold rental deal it must be a cheaper off market deal.. is that true? Does anyone have experience getting good rentals on the market? If so how did you do it?
