Need help evaluating a deal

Here's the deal. PP is 30k.. SFH. tenant in place till novemeber of this year. Rent is 600, no delinquency issues. property taxes as 425 annually.

Built in 1915, tenant been in place for 4 years. Netting 125. My first deal. Thoughts.. I feel like it’s a good deal but any thoughts?
