@Ceasar Rosas - many multi families in my area of Northeast - Central PA are 10%+ Cap Rates. I'm talking Lewisburg, Danville, Bloomsburg, on through to some parts of Wilkes Barre and surrounding communities. 

@John Moore thanks for the info... I've been watching the Lake Harmony area for a potential deal on a lake home for myself. I did not know they were making changes to the short term rentals. Potentially screws up my plans.

I second what @Michael Long said. I live about 45 mins west of East Stroudsburg near Bloomsburg University. There are a lot of great buys from Pocono's on through to Danville, Lewisburg, and even State College depending on the investment type (Long vs Short term rentals or flips). 

I've also been looking in that area and specifically with that company. I have not been able to find any helpful info on them, have you?
