I'm a bit north of Allentown, my office is in Bloomsburg (Bloomsburg University)... Any one familiar with anything similar in this area?

Looking for some experienced insight on 3 potential properties in Lewisburg PA, a well to-do college town.

Seller is offering owner financing up to 75% at 5%.

4 unit plus large storage garage asking $349, gross rents equal about $3400/month

Single Family with 1 br apartment in rear, with room to add an efficiency apt - asking $225, current rents equal $1,600

Single Family Student Housing - asking $175, rents $1600/month

Prices are somewhat negotiable, this seems like a good opportunity for the right price, but looking at over $700k in all, so want to be sure. What do I need to be looking for on these properties?

I do have 7 properties, but I don't think there is enough equity to pull for a line in that amount.

Thanks for the quick reply... so to be clear you're suggesting that my best bet is to find a private and/or equity investor to partner with me?

I am working on acquiring a 4 unit apartment building and am looking to get the down payment and closing costs covered either through an investor and/or hard money lender. 

Can anyone help with a recommendation for a hard money lender in PA? Positives vs negatives?

I'm looking for about $50,000.

Building has very good income and solid rent history.

I am self employed in the fitness industry, but started investing in real estate about 3 years ago. I'm currently selling one of my businesses to put more time and effort into REI. I am also on pace to get my license to sell in PA this September.
