Speaking as a Realtor and investor here...

As an investor, I don't want anyone else to vet properties for me. I will lean on others and ask questions, but I want help accessing what I need to do my own analysis on the property and that's it.

As a Realtor, I try to go above and beyond in helping investors (particularly new ones) as much as I can with what to look for, but that's not really what my job is.  My job is to my client listings, help analyze when asked, negotiate deals, and keep everything moving smoothly (inspections, appraisals, lending, timelines). It's my observation that a good portion of realtors don't really know enough about investment properties to help you analyze a deal anyway. So it's in your best interest to do your own research.

@Ian F. - I'm not all that familiar with Kingston, other than it seems to be the best area  in Wilkes Barre. Mountain Top is a completely different creature, IMO. More rural, better school district, higher end properties. I think it's a pretty solid market, but you're going to pay more.

I'm an investor and Realtor in NEPA. I think there is A LOT of potential here. Priced to sell, solid rental market, and we are kind of steady without many ups or downs. That's good and bad depending on how you look at it. I consider it a safe market because of that, where you won't see a great deal of appreciation.

Does anyone else follow Vince Reed's online marketing stuff or podcast?

Has anyone ever purchased his courses? Worthwhile, with actionable steps?  I'm looking for more direction in online targeting through social media and google adwords... this is more so for my Realty business.
