Hey @Dushyanth Malkud, I always wonder what the persons Realtor is doing when I see questions like this. They should be able to answer all of these questions. I'm very bullish on Conyers as it is a nice working class neighborhoods ~30 minutes from the city. Prices are still decent and rental demand is very strong.

Make sure your not too far from I-20 as this is the main route into ATL and most importantly check the comps! Quad's especially can burn you on the appraisal because there is often very little to compare it to. With how prices have spiked here recently, you'll want to make sure they are in the right ball park, otherwise it may need a cash offer.

Is is a GAR contract? Because if so, there is no need for an attorney to review it. Those contracts are already built and constantly updated to protect both sides of the transaction. It would just be a matter of understanding the timelines built in (appraisal, finance etc) and your Realtor should be able to explain that to you. If it's a wholesalers contract then you would need to have an attorney look at it well before you make an offer. There is no due diligence with those deals. Does that answer your question?

Hey @DaCharna Vereen ! That is going to depend completely on what your goals are! I highly recommend starting by creating a "personal investment philosophy", where you think about what your long term goals are and what you do or don't want to do in real estate. Based on how involved you want to be (manage the property or hire a pm?), what your risk tolerance is (up & coming neighborhood vs established) and your investment approach (sfr,multi,househack) you will be able to focus in on specific areas. Educate yourself and learn from people with experience. There are so many great places to invest around Atlanta, but you need to get specific! Best of luck!

@Kalim Kalla of course there are good deals on the MLS. I was speaking specifically about acquiring deals on the MLS at a low enough price to pull all of your capital out after refi. Would love to see a case study of a deal you've recently found on the MLS that was a true BRRRR. Also I don't know what to make of that word salad in your second paragraph. Seems to me you are advising him to set lower expectations on how much capital he'll be able to pull out which is fine advice, but then we aren't really talking about a full BRRRR if there is 30k tied up in the deal are we?

Hey @Ben Scarborough,

I really think House Hacking is the best strategy for beginners as it both significantly reduces your biggest monthly expense (rent/mortgage) and gives you experience as a buyer and landlord. It is also one of the easiest strategies to accomplish in a competitive real estate market, as opposed to the BRRRR strategy or flipping. Hope this helps!

Good news - that's the easy part :) Post a legit deal on one of the dozen FB Atlanta REIA groups and it will be under contract same day. Long term though I would recommend you cultivate a group of reliable buyers that are easy to work with.

Hey @William Parker,

So you're looking for someone to fund your projects and teach you how to flip? I would recommend you find someone with experience and think about how you can provide value. If you don't have the money or the knowledge, you'll need to provide value somehow. Best way would be to find a great deal and bring in an experienced investor. Local REIA groups are a great place to network.

Welcome @Christian Deaton! Atl is a great market to own a rental portfolio in. If you have the time, I recommend driving for dollars as it's a great way to learn a neighborhood quickly and it's how you'll get the best deals. Get comfortable going to direct to seller, partner with a Realtor who can give you reliable ARV's, get on some good wholesalers list, etc. Analyze 1 deal a day and focus on deal flow.
