Tom Kroll would tell you that worrying about competition is a limiting belief and that business is unlimited. Yes there are a lot of wholesalers in Atlanta, but it is not nearly as saturated as many other markets, like the bay area for instance. If you can actually provide good deals with meat on the bone and stay consistently marketing for 12+ months, you will find success in Atlanta.

Hey @Jason A., I actually like Forest Park a lot. There are large pockets of well-maintained, working class subdivisions. The proximity to Hartsfield Jackson and the planned Aerotropolis projects make it worth looking at in my opinion. I see three apartment building listed there now, not sure which one you're looking at specifically.

Hi @Gp G., the first thing you need to do is hire a qualified intermediary to hold your funds from sale. Check out Starker. They have a great reputation. You will have 45 days from close to identify a new property unless you do a reverse exchange in which case you may identify one before the sale of your duplex. Hey @Jake Burgdorf, welcome to the BP family. I always encourage clients to start by developing their "personal investment philosophy". Once you know what you're looking for and have an all-star team in place, you can begin to execute. Hopefully your broker understand the language and needs of an investor - my experience is that most agents do not have the skills or experience to be very helpful to investors. Best of luck to you!

Hey @Tawny, I think Pittsburgh is a great place to buy right now. That area is going to appreciate a ton over the next few years. I would also recommend you look around Capitol View, Oakland City (little further behind), Westview, and Ashview Heights area. Best of luck! Let me know if you'd like more detail.

Hey @Mike H. Based on what you mentioned,  I would recommend you look into Oakland City, Capitol View, Westview, Mechanicsville, and Pittsburgh. These neighborhoods are experiences a sharper upward trend due to their proximity to the Beltline.  Areas mentioned like English Ave, Vine City and Grove Park will no doubt appreciate tremendously but in my opinion they are a little further out from 'popping" and right now have more bad pockets that good. Bellwood Quarry (Westside Park) is a massive project and I think it will be a while before its true impact is felt, whereas the Beltline (even though it's not even close to finished) is having an immediate impact.
