Commission based income can indeed be life changing. I've always said Real Estate sales has the lowest barrier to entry with the highest potential for earning. 

Why not start in residential sales though? Commercial can be lucrative but it is much harder to break into and the checks are fewer and farther in between (at least at first. they are also larger though). 

You can learn a lot in residential sales, make a lot of money and transition to commercial whenever you want. You need to switch out of the employee mindset though. You're not starting at the bottom of the totem pole. You are literally starting a business. One that you can eventually step out of and collect passive income with or sell for 7+ figures. That being said, it is a lot of work. You should know exactly what you're getting into before committing.

Belvedere Park is awesome! Still transitioning but not too sketchy. Decent prices. Really great area for a flip. House hack may be a little more difficult because it's usually 1 level brick ranches but I'm sure you can find something. PM me if you want to talk more, I've helped a bunch of clients house hack in the area.

Welcome @Damien Lee! I can tell your'e highly analytical which is a great skill to have. Not in any way trying to discourage you but do know that the current market (severe inventory shortage) is extremely challenging to find deals that will meet your criteria (ITP at least). So by far the biggest challenge you will face will be deal flow. Especially if you want to BRRRR, you should seriously consider directing a portion of your capital to a direct to seller campaign. I think analyzing deals consistently is a great way to get to know a market and will help you recognize a great deal much more easily when it comes along. Best of luck to you! Hey James, 

Another way to look at would be rather than adjusting your criteria to match current market realities, adjusting your approach to deal flow in order to achieve your stated goals. If you only rely on the MLS, you probably will have to look at secondary or tertiary markets to achieve those returns. If you can find a few good wholesalers or even better - market directly to sellers yourself, you could potentially exceed your goals in the markets you're interested in. Just some food for thought. @Darius Huntley , I can't think of a REI niche that was hit harder by the pandemic that Air BnB. Less travel = higher vacancy.

There is simply no other brokerage that has the value proposition eXp has. No one else offers the opportunity to earn your entire cap back in stock and revenue share. Successful agents would be successful at any brokerage. Why would you not choose the one that offers the most value?

Train as an Investor Friendly Agent and work with active investor clients from day one. This is an opportunity to receive 1 on 1 coaching and receive hot leads to work right away. This is an independent contractor job. You earn a commission based on your sales volume. If you follow my advice, I believe this is a 6 figure position in year 1. Most broker teams do not offer 1 on 1 coaching or hot leads. I will provide both. **You will need your RE license and you will need to join my brokerage**

Atlanta has a tremendous amount going for it but walkability is not one of those things. We are known for our "sprawl". Thankfully the Beltline has addressed this somewhat, but density remains a problem here (in that we need more of it).
