@John Warren Thanks for the tip!  We just have a duplex under a property management company, so sending someone to swap out the filter would be something like $80 to swap out just 2 filters (cost of filter + time to go and swap out).  This is assuming we order it online and ship it directly to the tenants.

@Drew Sygit Thanks for the info, Drew.  How often do you check, and do you actually levy a penalty?  Our property manager charges for each visit, so it seems like a lot to pay to just check on a <$10 part.

Hi Everyone - How important is it in Mpls to make sure that tenants are changing furnace filters regularly?  And at what frequency?  I see a number of recommendations at monthly or quarterly, but don't know how much to press on this for the tenants.  (I also see sometimes that property management companies will require that tenants sign up for "benefits packages" at ~$15 per month to receive a new filter each month.  Is that a good idea?)  

I am sure the tenants appreciate it.  You may be able to deduct from security deposit, depending on state laws and such.

That's a great rate no placement fee, 7% monthly, and $40/hour for maintenance not requiring license!

Not sure what you are planning to do with the property.  Can consider requiring tenant to sign your lease (including language that terminates and supercedes all prior leases) as condition to close.  Or can require seller to deliver property vacant.  Also can get tenant to confirm in writing  rent and security deposit amounts.
